The Main Financial Benefits of 2-Bedroom Granny Flats

Australia is one of the most developed countries in the Southern Hemisphere. However, it is also an expensive place to be, in which daily necessities, at least in the last couple of years, have transformed into a financial conundrum for a significant percentage of our nation’s population. Do you feel like you need more space for daily activities, but you are also on the lookout for safe and reliable investments that can, hopefully, bring you a nice return in the near future? You are not the only one.

We live in a country that’s unfortunately going through something of an ongoing housing crisis, and for this reason, the demand for affordable dwellings is increasing nationwide, regardless of whether we're talking about Canberra, Perth, Sydney, or Melbourne. Limited development land, excessive bureaucracy, restrictive zoning laws, all have, over the years, contributed to the situation that currently impacts the majority of Australia’s metropolises. But where there is a crisis, there can also be an opportunity.

Why do more and more Australians invest in 2-bedroom granny flats? Simply put, custom granny flats are one of the best financial investments available to the average Aussie family. Fast to build, cheap compared to alternative housing projects, and easy when it comes to the required documentation, custom granny flats in Sydney are a solution if you are looking to enhance your usable indoor space, and in the long term, they can contribute to your family’s financial stability by providing you with a stable stream of rental income.

How Can 2-Bedroom Granny Flats Be Financially Advantageous?

Well, let’s look at the numbers. The median rent in Australia rose to $702 per week in October 2025, while for cities such as Sydney, the median value for rent, as of right now, is around $807 per week. We are talking about an expensive city, in which affordable housing options are few and far between, and where most homeowners should have no issues obtaining +90% occupancy rates from long-term tenants, as long as the rent is within the median values found in most of the city.

Let’s say, for instance, that you decided to invest around $150,000 in the development of 2-bedroom granny flats. That’s a lot of money, sure. But consider this. How much would you need to pay for a dwelling with a usable interior space that’s 60 square metres larger than your existing property? $200,000? 300,000? Larger properties fetch a premium in the current real estate market, and so, your initial investment of $150k could basically pay for itself if you ever decide to sell.

It's A Long-Term Option for Obtaining Extra Income

While no investment in real estate is ever bulletproof, custom granny flats in Sydney have historically contributed positively to the valuation of main properties. A custom-built ADU, when designed by professional granny flat specialists, will likely increase the real estate valuation of your house by at least 10% to 20%.

It might not sound like much, but the average house price in a suburb like Parramatta is now around $1.5 million. A 10% increase in your property’s market value will therefore amortise the investment in the ADU. But that’s not all. High-quality 2-bedroom granny flats are sought after by long-term tenants, as they provide the full amenities of large-scale apartments, only in a more restrictive space format, all for a lower rent.

Let’s say you want to achieve an occupancy rate of 95% per year and thus you rent out your ADU for $700 per week, which is slightly under the market average. Your gross rental income will be around $34,500 per year, while your total annual expenses, excluding taxes, will be around $5,000. Combine that with a marginal tax rate of 30%, and your annual net income, after everything is paid off, should come to around $20,000. So, you could recoup your investment in the ADU in under eight years.

An Opportunity to Expand Your Financial Perspectives

Most homeowners in Australia decide to invest in ADUs due to the potential of a recurrent rental income that, realistically, is unlikely to dry up. But you can also go the other way around.

Use The ADU As Your Main Property

While it might sound a bit unorthodox, I personally know a person who decided to rent out their main property while they stayed in the ADU. While separate utilities are not a planning requirement in NSW, in order for the ADU to be considered habitable, it should have access to water, sewerage, internet, gas and electricity. So, it should be liveable long-term.

The person I know invested around $115,000 in a one-bedroom ADU, and then rented out their 260 square metre, four-bedroom house situated in Inner West, to a long-term tenant, for $1,500 per week. I don’t know much about their miscellaneous expenses or current tax bracket, but even in the most pessimistic of scenarios, I fail to see how they wouldn’t recoup their investment in two or three years tops.

Maximise The Utilisation of Your Land

In NSW, in order to be eligible for ADU approval, you will need to have a plot of land that’s at least 450 square meters in size. But if you already have this kind of land, wouldn’t it be a shame to leave it unused when you can easily convert it into an income-producing project?

Custom granny flats can increase your household’s earning potential, and they represent a fantastic way to diversify your income, and benefit from an extra revenue stream that can provide you with greater financial resilience during moments of monetary downturn.

Plus, the entry costs of ADUs are significantly more advantageous than simply entering the real estate market and investing in new, market-listed properties. 2-bedroom granny flats avoid the legal expenses associated with secondary NSW properties, and their construction is fast and simplified, at least when compared to other types of house extension projects.
